Henrietta Homes is a collection of 40 new construction lease-purchase homes for low-moderate income renters in Cleveland’s Hough neighborhood. The 3-bedroom houses will be located on scattered sites between East 65th Street and East 71st Street, and between Wade Park and Lexington Ave.

fREQUENTLY Asked QuestionsYES, however, the application process for you will be a little different. You will need to visit CHMA first and go through their application process. Make sure you tell them that you would like to apply for one of Famicos' Henrietta Homes. If you are approved by CMHA, they will refer you back to us.
1. Am I eligible for this project, if I have Section 8 voucher?
2. Where are the properties located?Each property in this project is within walking distance of Cleveland’s Historic League Park and the Fatima Family Center.
3. Can I choose which property I want to live at?
NO. Units are assigned on a first-come, first-served basis as the various units are finished with the construction process.
4. What accommodations are there for individuals with disabilities?
There are a limited number of homes in the Henrietta Homes project that are ADA-compliant. Please clearly identify the accomodations you need on the application form when you apply. Since there are a limited number of ADA-compliant units, it is recommended that you get your application in early.
5. Is there an application fee?
YES. There is a $50.00 Non-Refundable Application Fee due when you submit your application. This can be paid on our website.
6. Is there a required deposit? If so, how much?
YES. The security deposit will be equal to one month’s total rent and is only due if you meet eligibility requirements and your application is approved.
9. What happens if my income increases above the income limits after I have already moved in?YES. Once you pass the criminal background, credit, and income checks, we will schedule a home visit at your current residence. You will need to be home when we visit. The purpose of the home visit is to determine whether you are capable of caring for your new lease-purchase home in a way that will not create health or safety hazards. Remember that you are renting this home with the intention of purchasing the home in 2040. The home visit also determines whether anyone living in the home is likely to damage the unit or is currently engaged in behavior or practices that would violate a potential lease.7. Is there a way to check the status of my application?YES. This feature is coming soon to our website and will allow you to know which phase of the process your application is currently in.
8. Is there a home visit required?
You must disclose this information to your property manager at the time when your income increases. While this may not disqualify you from living in the Henrietta Homes complex, it may affect your rent or specifically which unit you can occupy. Note that the income limits apply to the combined income of every adult living in the home.
10. Can I purchase this home during the lease term or do I have to wait the full 16 years?NO. You may not purchase the home before the 16th year of the program (2040). However, we encourage you to meet with our Homeownership Resource Center to assist you in becoming mortgage ready well before 2040.
11. Do any of my rent payments go towards the purchase of the home?
NO. You will enter into a lease agreement that grants the use of the house for a fixed period of time (15 years) in exchange for regular payments and maintenance responsibility. At the end of the 15th year (in 2040), all eligible families already leasing and living in the homes will have the first option to purchase the home at an affordable purchase price. Throughout your 15-year journey, you will have the support of our Homeownership Resource Center to assist you in building credit and becoming mortgage ready so that when you reach 2040, you are ready to become a home-owner!
12. You said "maintenance responsibility". What maintenance am I responsible for?INDOORS: You will be responsible for ongoing maintenance and cleanliness of the house. We will support you by offering free maintenance workshops and videos to help you complete basic repairs.
OUTDOORS: You will also be responsible for lawn mowing, snow shoveling, and maintaining any gardens you may wish to create.
13. What utilities do I have pay?Henrietta Homes residents will be responsible for all utilities including gas, electric, water & sewer. Your property manager will assist you in getting the utilities transferred to your name when you move in.
14. Can I install a security system?YES. You can install a security system at your own cost. You will be required to inform the Property Manager prior to installation and to share passwords and/or codes with the Property Manager after installation to ensure access for inspections, maintenance or emergencies.NO. Pets are not allowed at Henrietta Homes.
