Glenville's Garrett Square Apartments opens

April 3, 2025Garrett Square Apartments, a 49-unit affordable housing project for seniors at 12417 Superior Ave. in Glenville, was recently completed and is now accepting applications for new tenants.
The project was finished in February, according to Khalid Hawthorne, director of real estate at the Famicos Foundation, a nonprofit organization with more than 20 years of experience in managing affordable housing properties, particularly in Glenville and Hough.
“We began leasing in the winter, but we expect interest to increase as we move into spring," Hawthorne said.
The Famicos Foundation will serve as the property manager for the apartments.
"This much-needed senior housing is another great example of the vision and commitment that Famicos Foundation brings to its work for Glenville," said Josh Jones Forbes, the marketing and communications director at Cleveland Neighborhood Progress, a revitalization nonprofit that works closely with Famicos Foundation. "Community development is most effective when CDCs are responsive to each neighborhood's needs and dreams."
The entire project cost $40 million, supported by funding from the City of Cleveland and Cuyahoga County. KeyBank provided $22.6 million in construction loans, permanent loans and low-income housing tax credits.
A portion of the housing units is subsidized through 20-year project-based vouchers offered by the Cuyahoga Metropolitan Housing Authority. The site previously housed a parking lot and a standalone retail building.
The apartments are available exclusively for individuals aged 55 and older and include access to community rooms and a fitness center.
The project was developed by affordable housing developers Völker, who first introduced it to FAMICOS in 2022.
Greg Baron, managing director of development at Völker, hopes that Garrett Square Apartments will “be the spark” for future developments along Superior Avenue in Glenville.
“This is the first development in the area, and we hope more will follow,” Baron stated. “The need is significant in Glenville.”
